Inspection Process
Once the application is submitted to the borough office and processed the code office will call the contact to schedule the inspection
All inspections must be scheduled with the property owner or manager
All inspections are scheduled at least one week in advance
Every rental unit must be inspected every calendar year and with any change of tenant
If the property fails the first inspection it needs to be reinspected within thirty days of the first inspection with all repairs and issues corrected
If a property is purchased as a conditional it must pass a final inspection within one year of the initial inspection date before the property is resold or rented out
All fees must be paid and up to date before any inspection can be scheduled
The inspector cannot enter any residence or building alone or by lock box. the owner or property manager must be present.
Conditional Sales
A conditional sale cannot be done on a property if there is no running water or electricity
Any conditional sale must have all violations or problems corrected within one year of the initial inspection to obtain the correct U&O certificate.
If there is a presence of mold, mildew, or any other serious health hazard we ask that these be addressed before the inspection, otherwise a conditional sale certificate will not be given
During the inspection if the inspector notices any reasons of an insect or rodent infestation we ask that whoever is responsible for the property call an expert to assess the situation before a conditional sale certificate is given
Fees
Inspection - $200.00 (Covers two inspections if needed)
3rd+ inspection - $100
No Show = $275 (Includes a 24 hour cancellation policy)
The “No Show” fee is applied when the inspector cannot, for any reason, enter the property and conduct the inspection. Any inspection cancellation or rescheduling must be done within 24 hours or the no show fee is applied.
